Online Roommate Agreements
Our contract system ensures peaceful co-living by drafting clear rules signed by roommates online (not a lease contract with the landlord).
1. Discuss Rules in Chat
Discuss house rules, cleaning rosters, guest policies, or utility bill splits within your Punjai listing chat room.
2. Draft the Agreement Form
The listing owner creates a draft agreement from the chat panel, inputting rent fractions, deposit values, and detailed custom house rules.
3. Secure Electronic Signatures
All roommates receive a signature request. Review details and click to sign online via electronic signature logs, registering IP details for auditing.
4. Saved in "My Agreements"
Once signed by all members, the agreement becomes active and gets saved under "My Agreements". You can buy the optional pooled damage compensation plan (not insurance).
What Should the Agreement Include?
- Names and emails of every signer.
- Total rent, estimated per-person share, and deposit per person.
- Rules for guests, cleaning, noise, shared items, and moving out.
- Signature evidence: date, time, signer name, and IP address.
How Do 2 or 3 Roommates Work?
- For 2 people, use the 1:1 chat and create the agreement from that chat.
- For 3+ people, the listing owner invites selected users to a roommate group chat, then creates the agreement there.
- Punjai counts actual agreement participants, not necessarily the original number requested in the listing.
Why do we need a Roommate Agreement?Most roommate conflicts arise from small daily habits: washing dishes, guests staying late, or split bill schedules. Putting rules in writing prevents disputes — and you can optionally buy pooled damage compensation from Punjai (not insurance).
How the damage compensation plan worksAfter all parties sign, open the agreement page. Punjai shows the pooled damage compensation card with live pool balance. Purchase once with 299 Coins if sales are open. Claims require 90+ days co-living — not insurance.
