Damage Compensation Plan (Pooled Fund) — Full Terms

1. What this service is

Optional add-on for signed roommate agreements on Punjai. It covers eligible in-room item or fixture damage (e.g. taps, shower heads, doors) with verifiable evidence.

This is not a landlord lease, building insurance, or coverage for rent, deposits, or personal disputes.

2. Fee and allocation

One purchase per agreement: 299 Coins deducted once for the life of that agreement.

Roughly ฿250 goes to the compensation reserve and ฿49 is Punjai's service fee — the full fee is not compensation revenue.

3. Pool and platform reserve

Payouts come from a platform-wide pool: member contributions plus a platform reserve topped up by Punjai.

Punjai backs the pool with up to ฿10,000 in reserve. Approvals are blocked when real available funds are insufficient.

4. Caps and claim rules

• Up to ฿3,000 per agreement — a cap, not a guaranteed payout.
• Must have signed the agreement and co-lived at least 90 days before filing.
• Clear description and photo evidence required.
• Approval depends on terms, evidence, and pool balance on the review date.
• The amount you can claim right now may be below the agreement cap if the pool is low.

5. Payouts and insufficient pool

• Approved claims are paid within 60 calendar days of approval.
• If the pool cannot cover a claim on approval day, the system blocks over-payment — claims may be queued or paid pro-rata.
• Eligible claims may receive partial or no payout when the pool is depleted.

6. Temporary sales pause

When effective available balance (after pending claims) falls to ฿3,000 or below, new plan purchases are paused until the balance recovers.

A sales pause does not cancel existing plans, but payouts still depend on actual pool funds.

7. Exclusions

• Intentional damage, gross negligence, or insufficient evidence.
• Personal belongings outside in-room fixtures covered by the agreement.
• Rent, deposits, landlord penalties, or disputes outside the roommate agreement.
