Punjai is a roommate discovery and matching platform for Thailand, helping users find people with compatible lifestyles, budgets, and co-living goals.
Listing owners choose who they accept (e.g. women only, all genders). Users set their visibility preference in their profile — show all genders (recommended) or same gender only. The system shows only listings that match both sides.
Sign-ups and listings are completely free. New members receive free starting coins to test the platform. Unlocking contact information on other profiles uses coins, which can be bought in packages.
Log in and click "Post a Room". Enter details like location, monthly rent, photos, amenities, and roommate lifestyle preferences to calculate the compatibility scores.
Our AI evaluates your response across 8 lifestyle areas (sleep schedules, drinking/smoking habits, pets, budgets, and noise comfort) to yield a Compatibility % and highlight possible conflict zones.
The Verified Member badge is granted to users who voluntarily pass ID and selfie verification. It shows that person was checked — not every profile has it; look for the badge before you contact someone.
The roommate agreement is a set of rules signed between roommate participants (like cleaning schedules and utility shares). It is not a formal lease contract binding you to the landlord.
Optional compensation from Punjai's pooled fund (not insurance — Punjai is not an insurer). Covers in-room property or fixture damage up to 3,000 THB per agreement for 299 Coins. Payouts use member contributions plus a ฿10,000 platform reserve. Live pool balance is on the agreement page. If the pool is depleted, claims may not be paid even when eligible. Sign in, open the Coins page, choose a package or custom amount, scan the PromptPay QR, transfer the exact amount, and upload the slip. After admin approval, Coins are added to your account and status appears in transaction history.
The Browse Pass lets you view profiles and contact info for users with active listings or who are seeking roommates without paying per unlock — 29 coins/7 days, 49/14 days, 79/30 days. When it expires, access reverts to normal; permanent unlocks you bought stay. Limited to 50 profile views per day.
Coins are used for optional Punjai services such as unlocks, the Browse Pass, the pooled damage compensation plan, and other premium features. Coins are not cash and cannot be redeemed as cash.
Discuss details in chat first. For 2 people, use the 1:1 chat. For 3+ people, the listing owner invites selected users into a roommate group first, then clicks “Create agreement”. Punjai prefills names, emails, rent, deposit, and signer list for review.
After everyone signs, open the agreement page and find “Damage compensation (pooled fund)” — check the live pool before buying. Purchase once with 299 Coins if sales are open. Claims need 90+ days co-living plus evidence. Admins review against terms and pool balance, up to 3,000 THB per agreement, paid within 60 days of approval — not insurance.
